Building Community and Stability Through Innovative Housing Solutions

For more than four decades, Housing Alternatives has been a cornerstone in the Saint John Region, quietly impacting residents by providing more than just affordable housing.

Through their cooperative and nonprofit models, they’ve built a network of housing solutions that foster stability, connection, and growth for residents who may otherwise struggle to find a secure home. The organization is rooted in a belief that when people have stable housing, entire communities succeed.

Since its inception, Housing Alternatives has grown and adapted as the needs of the community have changed, but there has been one constant. Executive Director Kit Hickey has been along for the ride since the beginning in 1981.

“It’s not just about housing, it’s about creating an environment where people can build connections, grow together, and feel a sense of ownership,” Kit explained.

She shared how much like today, when the organization was first established the need for affordable housing in Saint John was immense. Over the years, Housing Alternatives has grown into an essential resource, developing solutions tailored to the region’s unique needs.

Kit stressed the importance of not only providing a roof over someone’s head, but a foundation for a better life.

Housing Alternatives has been recognized nationally for their cooperative housing model and is looked to by other communities to share best practices. Unlike traditional rental properties, cooperative housing gives residents more control and involvement in the management of their homes. This model fosters a sense of ownership and pride among residents, who often become long-term members of their communities. People don’t just live in these buildings - they invest in them and in each other.

Kit is like a living library – full of stories, history and knowledge. She reflects on a specific moment in her career that continues to inspire her today. A woman that lived within cooperative housing and had very limited education but was given the opportunity to serve on the board of directions for a number of years. This inspired her to go back to school. She completed her GED and ended up securing meaningful employment.

“The confidence that she acquired and built as a result of volunteering with us is something I will never forget,” Kit said. “She was an inspiration and an example of what can happen when people are given opportunities.”

The team at Housing Alternatives dedication extends beyond bricks and mortar, they are deeply committed to helping residents build better futures. Whether it’s through programs that support resident engagement, providing essential resources, or supporting the needs of the community, the organization’s impact is far-reaching.

What started with three staff members is now an integrated not-for-profit - operating 950 units within the region.

“One of the biggest changes over the years is the complexity of needs that we deal with,” Kit explained. “When we first started, it was about affordability. Today, the needs are much more complex.”

Along with complexities like mental health and addiction, the challenges of affordable housing development include navigating funding and regulations to balancing sustainability with affordability. But Housing Alternatives continues to innovate. They are currently working in collaboration with the Teen Resource Centre and Saint John Learning Exchange on a 14-unit trauma-informed design for homeless youth.

Another project involves a 12-unit nonprofit rental home on Victoria Street, with construction expected to start this year. The organization is also working on a four-unit accessible project at the Range in the north-end, fulfilling terms of the federal lands initiative.

Tackling projects that blend environmentally responsible design with affordability - Housing Alternatives is proving that it’s possible to have sustainable, high-quality homes for everyone.

Looking forward, the organization remains focused on expanding its impact. The team is determined to push the boundaries of what attainable housing can achieve.

Managing Director, Dustin Leclerc shared how they want to continue evolving and find new ways to empower the people they serve.
